First-floor plate for the rear addition. Joists run east-west and land on a new beam at the existing dining wall.

Typical fiber-cement wall at the Highlands reclad. A drained cavity sits between the weather barrier and the lap.

Berkeley deck framing

Freestanding deck frame. The ledger is a lateral tie only. Beams carry the gravity load to new footings.
